Privacy policy

Richard Lionel & Partners, Cashel House, 15 Thayer Street, London W1U 3JX, is responsible for the personal information you give us through this website. In data protection law that makes us the "controller" of it.

Only what you choose to give us:

• When you book a free lease analysis or send an enquiry: your name and phone number, and if you add them, your email address, whether you are the landlord or the tenant, the type of property, its postcode and your message. If you came from one of our calculators or the rent review readiness check, the message box already holds your figures or answers, which you can change or delete before you send.
• Which page you came from: with an enquiry we also receive the page and the button that brought you to the form, or the website you came from, so we know what you were looking at. You do not see this in the form.
• When you ask us to remind you before your rent review date: your name, a phone number or email address, the month and year of your review and, only if you tick the box, that you would like occasional rent review news.
• When you call or email us: what you tell us.

The calculators and the readiness check work in your browser. Nothing you type into them reaches us unless you send it with a form.

No. But we need your name and a phone number to call you back about an enquiry, and a phone number or email address to send a reminder. Everything else is up to you.

• To answer your enquiry and carry out the free lease analysis you asked for. The law allows this because you asked us to, before any agreement between us.
• To remind you before your rent review date, because you asked us to. You can ask us to stop at any time.
• To email you occasional rent review news, only if you ticked the box for it. You can unsubscribe at any time, and every email will tell you how.
• To keep a record of enquiries, which we have a legitimate interest in doing to run the firm and follow up what we were asked.

We do not send marketing to anyone who has not asked for it, and we do not use your information to make automated decisions about you.

We will not sell, distribute or lease your personal information to third parties unless we have your permission or are required by law to do so.

Our website is hosted by Cloudflare, which delivers its pages and carries the forms to us. Like any web host, it handles the technical information your device sends when you visit a website, such as its IP address, to deliver the pages and keep the site secure.

What you send through a form is saved in our own Cloudflare account and emailed to us through our own email, which Google Workspace provides.

To keep robots out, the forms use Cloudflare Turnstile, which checks that a person is filling them in. It loads from Cloudflare when you start filling in a form. Cloudflare says Turnstile processes only the data strictly necessary for that check, and does not read what you type into the form (Turnstile privacy addendum (opens in a new tab)).

Your enquiry is kept in our Cloudflare account and reaches us by email at our offices in London. Cloudflare runs data centres around the world, so information passing through it may be handled outside the UK, under the safeguards UK data protection law requires.

We keep an enquiry for as long as we need it to deal with it. If you become a client, we keep your file for as long as our professional and legal obligations require. We keep reminder details until the reminder has been made, or until you ask us to delete them.

We are committed to ensuring that your information is secure. To prevent unauthorised access or disclosure, we have put in place suitable physical, electronic and managerial procedures to safeguard and secure the information we collect online.

You can ask us:

• for a copy of the personal information we hold about you, normally free of charge
• to correct it, if it is wrong or incomplete (we will promptly correct anything found to be incorrect)
• to delete it, or to stop or limit how we use it
• to send it to you, or to someone else, in a common electronic format
• to stop sending you reminders or news, at any time

This website does not use cookies. There is no advertising network, tracking pixel or tracking script on it. The fonts, pictures and films are all served from the site itself; the only thing that comes from another company is the forms' bot check, Cloudflare Turnstile (see "Who else sees it"). That is why there is no cookie banner.

We do count visits ourselves, on this site's own server, so that we know how the site is doing. To tell one visitor from another within a single day, the server makes a code from your IP address and browser type using a secret that changes every day and is then discarded. The code cannot be turned back into your address and cannot recognise you tomorrow; your IP address itself is not stored. Individual records are deleted within seven days and what we keep is totals: which pages were viewed, which page a visit started on and which pages were viewed after it, which site or app the visit came from, country, device type, and which links were tapped. If your browser sends the Global Privacy Control or Do Not Track signal, your visit is not counted at all.

Two things are kept in your own browser, only to make tools you are using work, and they never reach us unless you send a form:

• Going from a calculator or the readiness check to the free lease analysis page, your figures or answers and the button you pressed are held in your browser for that tab, so the form can show them. They are cleared when you close the tab.
• Your readiness check answers are saved in your browser, so they are still there when you come back. To remove them, clear this site's data in your browser's settings.

This website links to other websites, such as LinkedIn. Once you leave our site we have no control over those websites, and this policy does not cover them. Please read the privacy policy of any website you visit.

We may change this policy from time to time by updating this page. The date at the top shows when it last changed.
